Can I back out after my offer is accepted?

Often yes — if you cancel within the windows your contingencies allow (like inspection or financing), you typically keep your deposit. Walking away outside those protections can cost you your earnest money, so timing matters.

Usually you can, within limits. If you cancel for a reason your contract's contingencies cover — say the inspection reveals serious issues, or your financing falls through — you typically get your earnest money back.

If you simply change your mind after those windows close, you risk losing that deposit and, in rare cases, more. This is exactly why those contingency deadlines matter, and why I track them carefully for every client. Buying a home is a big decision; the contract is designed to give you room to be sure, and I make sure you use it wisely.
