Insurance can make or break the deal

On older homes, your insurer cares about the roof, plumbing, electrical panel, and AC before they'll quote you a livable premium — that's the 4-point inspection, and a wind mitigation report can meaningfully cut the price. Mayra gets these questions answered during your inspection period, before insurance surprises can kill your closing.

The sticker price isn't the payment

Two similar homes can differ by hundreds per month once HOA dues and CDD assessments are counted — common across Lake Nona, Davenport, ChampionsGate, and most newer master-planned communities. Mayra compares homes by real monthly cost, not list price.

Some neighborhoods aren't what they look like

Often less than you think. Many first-time buyers put down 3%–5%, FHA allows 3.5%, and Florida down-payment assistance programs can help with the rest.
