They can be, but the rules are everything. Central Florida is one of the country's top vacation-rental markets thanks to the parks, and certain communities are zoned specifically for short-term rentals, which makes them popular with investors.

The big caution: short-term rental rules vary widely by city, county, and HOA, and many residential areas restrict or outright ban them. Buying in the wrong spot can leave you unable to legally rent the way you planned. Before any short-term-rental purchase, I verify the zoning and HOA rules for that exact property. I've worked with investor clients on this and I'm careful to protect them here — it's not a place to assume.
