When do I pay the down payment?

You pay it at closing, not when you make an offer. The only money down up front is your earnest-money deposit, which counts toward what you owe at closing.

Your full down payment is due at closing — the day you sign and get the keys — not when you make an offer. People often mix this up.

The only money you put down early is the earnest-money deposit, made shortly after your offer is accepted, and that deposit is credited toward your down payment and closing costs at the end. Before closing, you'll get a final statement showing the exact 'cash to close,' which you'll typically send by wire or cashier's check. I'll make sure you know that number well in advance.
