Your Orlando Relocation Checklist: Step by Step

Relocating feels overwhelming until you see it as a checklist. Here's the order I walk relocating families through, start to finish.

2–3 months out

  • Talk to a lender and get pre-approved so you know your Orlando budget.
  • Take the neighborhood quiz and shortlist areas using the Neighborhood Explorer.
  • Get homeowners-insurance quotes early — it affects your budget and timeline.
  • Start gathering documents the lender will need.

1–2 months out

  • Tour homes — in person or by video if you're out of state (I do honest walk-throughs for relocating clients).
  • Make an offer, go under contract, and schedule your inspection.
  • Book movers (earlier in summer — it's peak season).

The final weeks

  • Finish loan underwriting and the appraisal; lock your insurance.
  • Do your final walkthrough, then close and get your keys.
  • Set up utilities, update your address, and transfer your driver's license to Florida.

After you move in

  • File for the homestead exemption with your county — don't leave that savings on the table.
  • Meet your neighbors and explore — welcome home!
