What is a 4-point inspection in Florida?

A 4-point inspection reviews four systems — roof, electrical, plumbing, and HVAC — and is usually required by insurers for older homes (often 20+ years) before they'll issue a policy. It's separate from your full home inspection.

A 4-point inspection is an insurance-driven check of four key areas: the roof, electrical system, plumbing, and HVAC (heating and cooling). In Florida, insurers commonly require it for older homes — often those 20 years or older — before they'll write a policy.

It's separate from, and much narrower than, your full home inspection. Its purpose is to reassure the insurer that the major systems are in serviceable shape. If you're buying an older Florida home, budget for this and order it early, because insurance issues can hold up a closing. I'll flag when one is likely needed.
