How do I know if a home is priced fairly?

Compare it to recent sales of similar nearby homes — that's a 'comparative market analysis.' Price per square foot, condition, location, and how long it's been listed all matter. I'll run the comps so you offer with confidence.

You judge price by looking at what truly comparable homes nearby have recently sold for — not what other homes are listed at, since anyone can ask any price. This comparison is called a comparative market analysis (CMA).

I look at size, condition, location, upgrades, and how long the home has been on the market, then translate it into a fair-value range. Sellers sometimes price high to test the waters, and sometimes price low to spark a bidding war. My job is to cut through that and tell you what the home is actually worth, so your offer is smart.
