What questions should I ask before making an offer?

Ask why the seller is selling, how long it's been listed, what's included, the age of major systems, the monthly costs (taxes, insurance, HOA/CDD), any known issues, and whether there are other offers. The answers shape your strategy.

Before you write an offer, a little intel goes a long way. I help clients find out: why is the seller selling, and how motivated are they? How long has it been on the market, and have there been price drops? What's included (appliances, fixtures)? How old are the roof, AC, and water heater?

I also dig into the full monthly cost — property taxes, insurance, HOA or CDD fees — plus any known issues and whether competing offers exist. The answers shape both your price and your terms. This research is a big part of what I do behind the scenes so your offer is strong and smart.
