What are red flags when touring a house?

Watch for water stains, musty or heavily masked smells, fresh paint in just one spot, sloping floors, cracks, DIY electrical, and signs of pests. Many issues are fixable — the goal is knowing about them before you fall in love.

A few things make me look closer. Water stains on ceilings or under sinks, a musty smell (or strong air fresheners trying to hide one), fresh paint in just one patch, doors that won't close, sloping floors, foundation cracks, sketchy DIY electrical, and any sign of pests or moisture.

None of these are automatic dealbreakers — much of it is fixable — but they're clues to investigate during inspection and factor into your offer. The danger is falling in love and ignoring them. That's part of why you bring me along: I notice the things excitement tends to overlook.
